1. Know Your Numbers Before You Shop

Before falling in love with a house, understand your comfortable purchase range.

Consider:

  • Down payment
  • Mortgage payment
  • Property taxes
  • Maintenance
  • Utilities
  • Closing costs
  • Renovations

Your maximum approval isn't necessarily the same as your ideal budget.


2. Decide What Matters Most

Make two lists:

Must-Haves

and

Nice-to-Haves

Maybe you absolutely need four bedrooms.

But do you really need a three-car garage?

Knowing the difference can save you time—and potentially a lot of money.


3. Investigate the School Before You Buy

If schools are important to your family, don't rely on a listing description.

Check the exact school boundary for the property.

YRDSB provides a school locator and warns that boundaries can change, particularly as Vaughan and other York Region communities continue to grow.


4. Look Beyond the House

Imagine living there on a Tuesday morning—not just during an open house.

How long is the commute?

Where will you park?

How far is the grocery store?

What are the nearby parks?

How busy is the street?

What is happening with future development?

These details can matter just as much as the kitchen.


5. Think About Resale

Even if you plan to stay for 10 years, life can change.

A home with desirable features, functional layouts and a strong location can potentially appeal to a broader pool of future buyers.

Buy for today—but don't completely forget about tomorrow.

6. Don't Overprice Based on Your Memories

You may have wonderful memories in your home.

You may have renovated the kitchen.

You may have spent thousands on landscaping.

But buyers aren't purchasing your memories.

They're comparing your property with what else they can buy today.

7. First Impressions Matter

Before putting your Vaughan home on the market, look at it through a buyer's eyes.

Consider:

Front entrance → landscaping → paint → lighting → clutter → repairs → staging

You don't necessarily need to renovate everything.

Sometimes a strategic refresh is much smarter than a major renovation.

As of August 2026, Vaughan's average sold price across property types was approximately $1.235 million, but individual property types varied significantly.

A detached home, townhouse and condo can have completely different buyer pools.

So the question isn't:

"What is Vaughan's average price?"

The better question is:

"What are buyers paying for homes like mine, in my specific neighbourhood, right now?"


10. Have a Plan for Your Next Move

This is one of the biggest mistakes sellers make.

They focus entirely on selling.

But what happens after the sale?

Where will you go?

Will you buy immediately?

Rent temporarily?

Downsize?

Move to another Vaughan neighbourhood?

Move outside the GTA?

Your sale strategy should be connected to your next step.
